Application for Lawful Development Certificate – Special Offer £149+VAT 

We are offering a special lockdown price of £149+VAT for an application submitted to the council for Lawful Development Certificate for your garden room. You must have already purchased a set of architects plans from Hawksbeck (currently only £99+VAT). This does not include the council’s application fee, which is normally £103.

Free Site Surveys

At Hawksbeck the health, safety and wellbeing of our team and clients is paramount. Therefore, because of the social distancing measures currently in place as a result of the Coronavirus pandemic, we are offering virtual site surveys, as well as site surveys in your garden. Face-to-face site surveys are still being carried out in gardens whilst adhering to social distancing rules and undertaking precautions to ensure the safety of our customers and team. Virtual site surveys will be carried out using video calling facilities. You can show us your garden via the video call and our team can guide you as to the measurements we need to take.

During the video call our fully trained, friendly and professional team will be able to advise you on the size and specification that will work best for you depending on what you would like to use the garden room for. We’ll discuss where best to place the garden room, what size you are considering and what access there is to the proposed location.

Once we have all the information from the video call or site survey, we can send you over a detailed quote itemising all your requirements for the garden room.

Lawful Development Certificate

Even though most garden rooms are built under permitted development rules, we recommend that all clients apply for a lawful development certificate on their proposed garden room. Our architects draw up plans and submit applications regularly for our clients. The certificate is issued by the council and is confirmation that your garden room has legal status. Should you wish to sell your house, solicitors representing purchasers will require documentary evidence that your garden room is lawful.  It also provides necessary evidence that any works being undertaken are lawful if, for example, a neighbour were to make a complaint about the work. Planning Permission and Permitted Development

At Hawksbeck, even though most of the garden rooms we build for our clients come under permitted development rules, we recommend that all our clients apply for a lawful development certificate (LDC) on their proposed garden room. Our architects draw up plans and submit applications regularly for our clients. This is a quick and easy process. During this time of lock down, it’s a great opportunity to get your application in. The application can be done online and we normally hear back from the council in 6 – 8 weeks from the date the application is submitted. We are finding, because the Planning Officers are working from home, they are able to process applications more quickly at the moment. The cost of a lawful development certificate (LDC) in England is currently £103.  At the moment it is ideal timing to get this process underway whilst we are waiting for the lockdown to lift.
